Montecito - Visionary Planning Fulfilled

Life as it should be lived.

In 1983, former Canlubang Sugar Estate president Jose Yulo, Jr. and his wife Regina made a momentous decision to leave the congestion of the city and build a home in the family's Laguna plantation. Drawn to the balance of rural and urban life that its ideal location provided, Mr. Yulo returned to his beloved land and built a home that had provisions for self sustainability, such as its own mini-hydroelectric plant and water system.

Eager to share the life-changing experience from living full-time at the coconut plantation, Mr. Yulo, upon the encouragement of close friends, organized a team to develop about 250 very special lots designed in the same spirit as his own home.Baptized "Montecito" after the views of small mountains surrounding the property, a 60-hectare coconut grove was converted by an expert team of American and Filipino builders into a unique neighborhood.

CANLUBANG ON THE RISE
THE CITY OF THE FUTURE

With the coming of the country's largest corporations to build landmark commercial and residential developments in the area, Canlubang is poised to become one of the Philippines' leading cities of the future.

It is already known today as one of the country's fastest growing economic hubs, but the name "Canlubang" has retained the charm of its origins. The rich history of Canlubang's fertile lands mirrors the history of the Philippines itself, beginning with the administration of the friars, followed by the coming of American corporations. Canlubang eventually came under the wing of the Yulo family.

As Canlubang continues to grow in national prominence, the premium location of Montecito ensures it will remain a neighborhood with the best life has to offer.

The original Yulo house in Montecito that was built in the 1980's was designed by the late national artist Leandro Locsin, a Yulo relative. This celebrated home now serves as the village clubhouse. The eclectic look that resulted from combining vintage furniture that came with the old house and new pieces that were brought in make the Pasa Tiempo a must-see. A large balcony wraps around the main hall, exposing the interior to the breezes and beauty of the gardens below.

Its very own tree and plant nursery is one of the prides of Montecito. The village maintenance staff nurtures a wide variety of plants to keep the neighborhood's surroundings always healthy and natural. Views of flourishng trees and plants are known to have a positive effect in the physical and emotional well-being. For this reason, Montecito's management makes the resources of the tree and plant nursery available for all residents.

The lake at Montecito is fed by the Matang Tubig ("eye of the water"), an artesian spring coming from the ridges of Tagaytay that runs through the property. This lake serves a dual purpose of irrigating the landscape and enhancing the neighborhood's atmosphere of tranquility.

The Matang Tubig runs through Montecito and powers a mini-hydroelectric plant in the property, which generates electricity to light the main streets.

The model house illustrates how one might live in a high-ceilinged courtyard house. Here, one can appreciate how the greenways function as ventilation corridors that provide privacy and encourage interaction within the neighborhood.

The homey interior of the model house gives it a pleasant lived-in feel. House plans can be shared with future residents to aid them in designing the right house for their lot in Montecito.

With close to 300 lots stretched over a 60-hectare area, Montecito's planners committed to devoting half of the property to open space. In a radical departure from conventional thinking, nearly all lots in Montecito are designed to have generous open spaces between homes.
